Our main title report products consist of:
Chain of Title Reports
For Chain of Title Searches, your reports will list all owners going back to the requested date (e.g. 50 or 60 years, or back to 1940) in order to meet ASTM guidelines, as well as dates of all transfers of ownership, conveyances, legal descriptions, and a copy of currently recorded deed(s).
Current Owner Search Reports
This search verifies the subject property owner and checks for open encumbrances, such as judgments, liens, taxes and mortgages. We also can include a copy of current deed (s) and any unreleased recorded documents previously mentioned. We can search 30, 40, 50 or 60 years prior, up to present day.
Environmental Lien and AUL Reports
As part of Phase I ESA, these searches meet the EPA's All Appropriate Inquiry rule and ASTM E1527-13 standard. Title Research South Carolina researches the property using Grantor/Grantee index and documents recorded against your parcel/property.
